Businesses with revenue under <strong>2 million CZK<\/strong> can register under this status and operate with EU counterparts <strong>VAT-exempt<\/strong>, just as they do within their domestic market.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>These businesses will receive a <strong>specific DI\u010c code with the prefix &#8220;EX&#8221;<\/strong> to distinguish their tax-exempt transactions.<\/li>\n\n\n\n<li>Similarly, cross-border small businesses from other <strong>EU countries<\/strong> with an &#8220;EX&#8221; identifier can <strong>conduct VAT-exempt transactions<\/strong> with Czech counterparts.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">This <strong>simplification<\/strong> allows <strong>micro-enterprises engaged in cross-border trade<\/strong> to remain competitive in the <strong>European market<\/strong> without the burden of <strong>VAT registration<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Other VAT Modifications<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The <strong>national reverse charge<\/strong> will be extended to industrial and general cleaning services.<\/li>\n\n\n\n<li><strong>Deduction of VAT<\/strong> on purchase of goods and services must be claimed within 2 years from the relevant date (and no longer 3 years).<\/li>\n\n\n\n<li>The deadline for correcting the taxable amount for an invoice included in a periodic VAT return will be extended from 3 to 7 years.<\/li>\n\n\n\n<li><strong>Car VAT deduction<\/strong>: Possible modification or abolition of the <strong>2,000,000 CZK<\/strong> deduction limit for company vehicles by <strong>2027<\/strong>.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>VAT on Real Estate Transactions (Effective July 1, 2025)<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>First Sale VAT<\/strong>: A <strong>21% VAT rate<\/strong> will apply <strong>only to the first sale<\/strong> of a completed property <strong>within 23 months of its approval or official authorization for use<\/strong><strong>.<\/strong><\/li>\n\n\n\n<li><strong>Subsequent Sales<\/strong>: Any sales occurring <strong>after 23 months<\/strong> or subsequent resales will be <strong>VAT-exempt<\/strong>, with no right to <strong>deduct VAT on related costs<\/strong><strong>.<\/strong><\/li>\n\n\n\n<li><strong>Substantial Modification Criterion<\/strong>: If a <strong>renovation increases a property&#8217;s value by at least 30% of its sale price<\/strong><strong>, <\/strong>it will be classified as a<strong> substantial modification.<\/strong>\n<ul class=\"wp-block-list\">\n<li>If sold <strong>within 23 months<\/strong> after renovation, it will be <strong>subject to a 21% VAT<\/strong>.<\/li>\n\n\n\n<li>If sold <strong>after 23 months<\/strong>, it will be <strong>VAT-exempt<\/strong>.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Reduced VAT for Social Housing<\/strong>: If more than <strong>half<\/strong> of a building&#8217;s total area is used for <strong>social housing<\/strong>, construction and renovation work will qualify for a<strong> reduced 12% VAT rate <\/strong>instead of<strong> 21%. <\/strong>The key condition for this reduction is that the building <strong>must be registered as social housing<\/strong> in the cadastral records.<\/li>\n\n\n\n<li><strong>Taxation of Building Land<\/strong>: The <strong>sale of building land<\/strong> will remain <strong>subject to 21% VAT<\/strong>. The classification of &#8220;building land&#8221; will be based on <strong>municipal resolutions defining urban zoning<\/strong>or<strong> construction permits<\/strong> issued for building on the land.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Tax Declaration Individuals and Legal Entities 2025<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The tax return for <strong>2024 income<\/strong> must be submitted by the following deadlines:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>April 1, 2025<\/strong> \u2013 For paper submissions.<\/li>\n\n\n\n<li><strong>May 2, 2025<\/strong> \u2013 For electronic submissions.<\/li>\n\n\n\n<li><strong>July 1, 2025<\/strong> \u2013 &#8211; For those who use a licensed tax advisor in Czech Rep.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>New Capital Gains Tax Regulations (2025)<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">From <strong>2025<\/strong>, the Czech Republic introduces new rules on the taxation of capital gains on sales of assets that are part of personal (non-business) wealth:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Taxation<\/strong>: Capital gains will be included in <strong>taxable income<\/strong> and taxed at <strong>progressive PIT rates of 15% or 23%<\/strong>, with no separate capital gains tax.<\/li>\n\n\n\n<li><strong>Exemptions<\/strong>: Capital gains from the sale of personal assets <strong>(not business-related)<\/strong> can be <strong>tax-exempt<\/strong> if they are <strong>not sold for speculative purposes<\/strong> and meet <strong>minimum ownership periods<\/strong> defined by law.<\/li>\n\n\n\n<li><strong>New Annual Cap<\/strong>: A <strong>maximum threshold of 40 million CZK<\/strong> will apply to gross <strong>capital gains from share disposals<\/strong>. Any income exceeding this limit will be subject to <strong>standard progressive taxation<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">This reform aims to <strong>regulate capital gains taxation<\/strong> while maintaining <strong>favorable conditions for long-term investors<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Determination of Taxable Income in 2025<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">No major changes were introduced to <strong>corporate tax regulations<\/strong> in 2025, but tax returns for <strong>2024<\/strong> will, for the first time, be subject to the <strong>21% corporate income tax (CIT)<\/strong>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>CIT <\/strong><strong>applies to all business profits<\/strong><strong>, including <\/strong><strong>permanent establishments of foreign companies<\/strong><strong>.<\/strong><\/li>\n\n\n\n<li><strong>Partners <\/strong><strong>in general partnerships and limited partnerships<\/strong><strong> are taxed <\/strong><strong>on their share of company profits<\/strong><strong>.<\/strong><\/li>\n\n\n\n<li>The <strong>only changes<\/strong> impacting <strong>corporate income taxation<\/strong><strong> involve <\/strong><strong>automatic adjustments based on increases in the average salary<\/strong><strong>.<\/strong><\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>New Rules for Self-Employed Professionals (OSV\u010c) in 2025<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>2025 average salary<\/strong> is set at <strong>46,557 CZK<\/strong>, impacting the <strong>calculation of contributions and taxation<\/strong>for<strong>self-employed individuals<\/strong><strong>.<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pension contributions<\/strong>: The <strong>minimum taxable base remains 55%<\/strong> of the total taxable income.<\/li>\n\n\n\n<li><strong>Gradual increase <\/strong><strong>in the minimum taxable base<\/strong> for the main self-employed activity:\n<ul class=\"wp-block-list\">\n<li><strong>30% <\/strong><strong>of the average salary in 2024<\/strong><strong>.<\/strong><\/li>\n\n\n\n<li><strong>35% <\/strong><strong>in 2025<\/strong>.<\/li>\n\n\n\n<li><strong>40% <\/strong><strong>from 2026 onward<\/strong><strong>.<\/strong><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">These changes affect the <strong>calculation of social contributions<\/strong> and the <strong>threshold for applying the 23% tax rate<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Changes to the Flat-Rate Tax Regime (Pau\u0161\u00e1ln\u00ed Da\u0148) in 2025<\/strong><\/h2>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Changes in Flat-Rate Tax Prepayments<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">From <strong>January 1, 2025<\/strong>, the <strong>flat-rate tax<\/strong> for self-employed workers will be updated, particularly affecting contributions and monthly prepayments.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The <strong>first-tier<\/strong> prepayment amount <strong>will increase<\/strong>, while <strong>the second and third tiers remain unchanged<\/strong>.<\/li>\n\n\n\n<li>Payments must be made <strong>by the 20th of each month<\/strong>, with the <strong>option to pay in advance for multiple months<\/strong> or the entire year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>New Monthly Flat-Rate Tax Payments for 2025<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Category<\/strong><\/td><td><strong>Total Payment<\/strong><strong><\/strong><\/td><td><strong>Income Tax<\/strong><strong><\/strong><\/td><td><strong>Pension Contributions<\/strong><strong><\/strong><\/td><td><strong>Health Insurance<\/strong><strong><\/strong><\/td><\/tr><tr><td><strong>Tier I<\/strong> (Up to 1M CZK)<strong><\/strong><\/td><td>8,716 CZK<strong><\/strong><\/td><td>100 CZK<strong><\/strong><\/td><td>5,473 CZK<strong><\/strong><\/td><td>3,143 CZK<strong><\/strong><\/td><\/tr><tr><td><strong>Tier II<\/strong> (1M &#8211; 1.5M CZK)<strong><\/strong><\/td><td>16,745 CZK<strong><\/strong><\/td><td>4,963 CZK<strong><\/strong><\/td><td>8,191 CZK<strong><\/strong><\/td><td>3,591 CZK<strong><\/strong><\/td><\/tr><tr><td><strong>Tier III<\/strong> (Up to 2M CZK)<strong><\/strong><\/td><td>27,139 CZK<strong><\/strong><\/td><td>9,320 CZK<strong><\/strong><\/td><td>12,527 CZK<strong><\/strong><\/td><td>5,292 CZK<strong><\/strong><\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Conditions for Accessing the Flat-Rate Tax Regime<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A self-employed worker can join the flat-rate tax regime if they meet the following conditions:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>They are <strong>not subject to VAT<\/strong> and have an <strong>annual income of up to 2 million CZK<\/strong>.<\/li>\n\n\n\n<li>They do <strong>not receive employment income<\/strong>, except for those subject to <strong>withholding tax<\/strong>.<\/li>\n\n\n\n<li>They are <strong>not undergoing insolvency proceedings<\/strong>.<\/li>\n\n\n\n<li>They are <strong>not a shareholder in a joint-stock company<\/strong> or a <strong>limited partner in a limited partnership<\/strong>.<\/li>\n\n\n\n<li>In the <strong>previous year<\/strong>, their income <strong>must not have exceeded the selected flat-rate income bracket<\/strong>.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>New Income Limits for Each Tier<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">From <strong>2025<\/strong>, the <strong>income thresholds<\/strong> for the different <strong>flat-rate tax tiers<\/strong> will be updated.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Tier<\/strong><\/td><td><strong>Annual Income Limit<\/strong><\/td><\/tr><tr><td><strong>Tier I<\/strong><\/td><td>Up to <strong>1 million CZK<\/strong>, regardless of the type of activity. If at least <strong>75% of the income<\/strong> comes from activities with an <strong>80% or 60% expense allowance<\/strong>, the limit increases to <strong>1.5 million CZK<\/strong>.<\/td><\/tr><tr><td><strong>Tier II<\/strong><\/td><td>Between <strong>1 and 1.5 million CZK<\/strong>, regardless of the type of activity. If at least <strong>75% of the income<\/strong> comes from activities with an <strong>80% or 60% expense allowance<\/strong>, the limit increases to <strong>2 million CZK<\/strong>.<\/td><\/tr><tr><td><strong>Tier III<\/strong><\/td><td>Up to <strong>2 million CZK<\/strong>, regardless of the type of activity.<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Updates on Cryptocurrencies and the New Law on CBD and Psychoactive Substances<\/strong><\/h3>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Cryptocurrencies: New Regulations from 2025<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">The cryptocurrency market will be regulated by new laws that include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Supervision by the Czech National Bank<\/strong> to monitor operators and transactions.<\/li>\n\n\n\n<li><strong>Fines of up to 50 million CZK<\/strong> for violations.<\/li>\n\n\n\n<li><strong>Consumer protection<\/strong>, allowing forced execution in case of service provider failure.<\/li>\n\n\n\n<li><strong>Requirement for professional qualifications<\/strong> for cryptocurrency operators.<\/li>\n\n\n\n<li><strong>Tax exemption of up to 100,000 CZK<\/strong> on crypto-asset gains per fiscal period or after <strong>three years of holding<\/strong><strong>.<\/strong><\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>New Rules on Cannabis and Psychoactive Substances<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">From <strong>July 1, 2025<\/strong>, it will be legal to sell <strong>cannabis products with less than 1% THC<\/strong>, but only in <strong>licensed specialty stores<\/strong>.
